OSE HILL ESTATES COVENANTS, RESTRICTIONS
AND EASEMENTS
A general summary of the covenants for Rose Hill Estates is as follows. The final covenants are available
for review at the Rose Hill Estates sales center.

1. Size Requirements: (Vary By Phase)

For any one-story dwelling not less than fourteen hundred (1,400) square feet finished.

• For any multi-story dwelling (1.5 story or 2 story homes) not less than sixteen hundred (1,600) square feet.

• For and Tri/Quad level dwelling, not less than seven hundred (650) square feet, per level with at least 1,100 square feet finished.


• For any Split level dwelling not less that eleven hundred (1,100) square feet, per level with at least 1,100 square feet finished

2. Setbacks: (Vary By Phase)

Mininum front yard setback, 25 feet.

Mininum rear yard setback, 20 feet

• Mininum side yard setback, 8 feet

3. Architectural:

Consent of Architectural Review Committee required.

• Front elevations- approximately 25% or more of brick, stone, or Stucco. etc.

• Roofs- pitch of not less than 6/12

• Elevations to be set by Developer/Developer's Engineer

4. Homeowner's Association:

Streets will be maintained by the town of Chesterton.

Association fee to be set for the maintenance of common areas, insurance, etc. . 2004 annual fee was set at $200.00 per year.
